The Modern Kitchen Layout

The Maxie Moderne townhomes kitchens are designed for the avid cook and great for entertaining wide open layout.   The kitchen layout places great attention on the location of the three main features of the kitchen; stovetop, sink and refrigerator.  The work triangle has always been the very essence of good kitchen design. The sum of the work triangle’s three sides should not exceed 26 feet, and each leg should measure between 4 and 9 feet.

In addition to the optimized work flow layout, the kitchens are designed with an environmental sustainable focus from floor to ceiling.  Main components of the kitchen include:

  • Bamboo flooring a strong fast growing grass species which is suitable for wet locations in the house such as kitchens and baths.
  • Modern style soft-close cabinets are built within 500 miles of project site
  • Integrated recyling bin system within the cabinets
  • KitchenAid Architects Series dishwasher is Energy Star compliant using less than 4 gallons per cycle
  • Quartz Countertops by MSI Stone are not only more durable/harder than granite, they offer the following benefits which make quartz a safer surface:
    • No need to seal quartz countertops
    • Quartz countertops are less porous than granite
    • Quartz countertops are more resistant to bacteria
    • Quartz countertops are more resistant to staining
  • Kitchen Faucet uses the ToucH2O technolgy by Delta, which allows you to turn on the water flow with a touch of your skin anywhere on the faucet or handle.  The handle stays clean when your hands aren’t
  • Clean air circulation with a 750 cubic feet per minute exhaust fan above the stove

ToiletsToto Dual Flush toilets

Aquia dual flush toilets by Toto, which have a full flush (1.6 gallons per flush for solid waste) and half flush (0.9 gallons per flush for liquid waste).  This WaterSense certified dual flush toilet  system uses 30% less water, bringing the average water usage down to 1.1 gallons per flush.

Faucets

The US Department of Energy (DOE) regulates water faucet flow rates to be 2.5 gallons per minute or less.  All the bathrooms at the Maxie Moderne development include High efficiency water faucets by Hansgrohe, Moen and Cifial that only use 1.5 gallons per minute.  These faucets are WaterSense approved by the EPA.

Generally, products bearing the WaterSense label will:

  • Perform as well or better than their less efficient counterparts.
  • Be about 20 percent more water-efficient than average products in that category.
  • Achieve water efficiency through several technology options.
  • Be independently certified.

Showerheads

Long luxurious showers dont have to be water hogs; Hansgrohe Chroma showerheads are installed in secondary bathrooms.  These incorporate EcoAIR technology which save 30% more water than conventional showerheads without sacrificing performance.

Kitchen

Delta ToucH2O faucetNo more wasting water  when your hands are covered in food and being unable to turn off the faucet.   The Delta Touch2O kitchen sink faucet which allows you to turn on the water flow with a touch of your skin anywhere on the faucet or handle.  The handle stays clean when your hands aren’t.

The kitchens at Maxie Moderne also come equipped with KitchenAid Architects Series II appliances. The high efficiency dishwasher is Energy Star compliant and uses less than 4 gallons per cycle.

Landscaping

Low maintenance landscaping with native plants and trees that require minimal additional water or upkeep.  Additionally, rock gardens and gravelscapes accent the landscape pockets that surround the townhomes.

Alternative Power Solutions – 2.1 KW photovoltaic system

The Maxie Moderne townhomes each feature a 2.1 KW photovoltaic grid tied system.   This system is based on an estimated 900 kWh consumed per month that will offset 23%* of the average energy usage from the electric grid.  The turn-key system is designed, engineered and installed by Alternative Power Solutions.

Tax credits

Solar generation systems are eligible for the 30% federal tax credit on the installation cost through year 2016.  Complete details and refund forms are available on the Energy Star website.

Details on the Maxie Moderne townhomes development Solar Generation system

The system is placed on the 4th floor roof above the tree line and angled with the existing pitch of the roof towards the South at a 30 degree incline. Solar production is based on roof area that is free from shading between 9am – 3pm during the year.

  • 12 Suntech Panels (175 Watt each)  in each array for 6300 Watts total (3 arrays)
  • Residential Inverter – PV Powered DC/AC Inverter
  • Location – roof mount above tree line South facing at 30 degree incline
  • Peak PV required to perform 23% offset -  2.1KW DC
  • System AC power rating – 1.62 KW AC
  • Solar isolation for Houston area = 4.8 kW/sq meter, per day
  • Estimated production rates 210 kWh per month

6120 Maxie – February Development Update

Major construction of the 6120 Maxie St townhomes is well underway with the frame and exterior structure complete.

The first phase of the 2.1 KW Solar photovoltaic solar system is already on the roof.  Alternative Power Solutions is our provider of Solar generation.   They recently installed another photovoltiac system on Maxie St.  We are looking forward to grid tie in so we can start offsetting the usage of electricity during the final phases of construction.

Showcase custom vinyl Energy Star compliant windows and Champion Windows (PDF) with low-E ratings installed.

Sherwin Williams Resilience Exterior grade paint applied to the stucco and exterior siding.  This paint features a Low VOC formula and formulated with MoistureGuard™ Technology to deliver moisture resistance 50% faster.  The exterior colors feature Techno Gray for the base with Rural Green accent walls.

You cant see the inside yet, but we are featuring a three zoned air conditioning system designed by Airtron Houston, water saving features which include dual flush toilets and highly efficient faucets and showerheads.  More details to come…

US Green Building Council – Houston Chapter

Green Mode Designs is now a member of the US Green Building Council Texas Gulf Coast – Houston Chapter.  (USGBC)

The U.S. Green Building Council-Greater Houston Area Chapter is a chapter of the U.S. Green Building Council, which is a national non-profit based in Washington, D.C.  The Houston chapter is a non-profit IRS Section 501(C) corporation organized exclusively to:

Accelerate the initiation, development and implementation of market-based green building policies, program technologies, design practices, and operation procedures;

To facilitate networking and communication among all interested parties on green building activities in the area served by the chapter as well as coordinate with green building efforts occurring nationwide and cooperating with the USGBC National and promote the USGBC LEED Rating System.

The Houston chapter collaborates with other organizations and non-profits of like mind to fullfil its mission and is operated by a Board of Directors that represents a cross-section of the Houston community.

The Houston Chapter provides initiatives, networking opportunities and general education to the public and its members. It hosts regular workshops to prepare professionals for the LEED AP exam and supports building owners who want to certify their buildings.

The Houston Chapter is funded solely through private donations and does not receive any federal or public funds.

Is a green home right for me?

If you would like a healthier, more sustainable lifestyle for you and for your family, a green home is right for you. Green homes have lower utility bills, use less water, are associated with fewer asthma attacks, and are at lower risk for mold and mildew. Green homes are better for the environment, and they are affordable.

How are green homes good for the climate?

In the United States, our homes are responsible for 21% of our nation’s greenhouse gas emissions. Living in a green  home means that you’re helping to stop the causes of climate change.
Why should I buy a LEED-certified home?

LEED is a nationally recognized, third-party certification system that’s based on measurable results. As such, LEED  recognizes the highest quality in green homebuilding. LEED-certified homes are energy efficient, use non-toxic  building materials, are water-smart, and respect the environment in which they’re constructed.

LEED was created and is administered by the U.S. Green Building Council, a nonprofit environmental organization with  more than 14,000 member organizations dedicated to sustainability in building design and construction. The  certification system has been in use for more than seven years in commercial construction, and includes more than 3.2 Billion square feet of real estate currently seeking LEED certification. How will a LEED home benefit me?

The benefits of a LEED home include economic benefits such as lower energy and water bills; environmental benefits like reduced greenhouse gas emissions; and health benefits such as reduced exposure to mold, mildew and other indoor toxins. LEED-certified homes may also be eligible for financial benefits such as lower fees for financing and lower insurance rates.
How can I compare a green home to a conventional home?

Think of LEED as a nutrition label for your home that gives you much greater confidence in specific features of your home that will contribute to your quality of life. LEED-certified green homes include a homeowner’s manual and a  LEED “scorecard” that reflects third-party verified information about your home’s energy performance, water savings, materials used in construction, and other features. Similar, third-party verified information is typically  not available  for conventionally constructed homes.

What types of homes are LEED certified?

The LEED for Homes certification system is tailored for the construction of market rate and affordable new single family or low-rise multi-family homes (like condos and garden apartments). Existing homes undergoing extensive renovations – down to the last studs on at least one side of each exterior wall – are also eligible to participate in the program.

What about remodeling projects?

USGBC and the American Society of Interior Designers (ASID) have partnered to create the REGREEN Program, which  are the first nationwide green residential remodeling guidelines for existing homes.

How can I purchase/build a LEED home?

Tell your realtor or builder that you want a LEED-certified home. Some markets now include whether a home is LEED-certified in MLS listings of homes for sale. You can also visit www.thegreenhomeguide.org to find a homebuilder participating in the LEED for Homes program in your area.
Do LEED-certified homes cost more?

LEED certification can fit into your family’s budget regardless of what it is. LEED certified homes include everything from luxury residences to Habitat for Humanity projects. Buying green and asking for LEED-certification is your  choice.


Are there any incentives?

Many local and state governments, utility companies and other entities across the country offer rebates, tax breaks and other incentives for green homes and for remodeling with green technologies.

The Maxie Moderne Townhomes

The latest development of Green Mode Designs just broke ground in the Rice Military/Woodcrest neighborhood.  These three freestanding townhomes will feature many of the same environmentally responsible materials and products as the Cityview on Ridgewood townhomes, but will also include the following enhancements:

The Recycled Dog House

Barkitecture Houston is a event which supports Pup Squad Animal Rescue.  The event is focus is on local Houston area architects and builders building any type of dog house with the only requirement being size.

Our entry into Barkitecture was focused on using only recycled materials for the entire dog house.

Materials

1) Pallets – for floor, frame, siding and roof
2) Old Shower Curtain – for roof sheathing
3) Paint Can – for ornamental chimney flue
4) Nails and screws

Process

1) Break apart pallets and remove nails and staples

La Quinta Inn & Suites – Contemporary Hotel Project

This La Quinta Inns & Suites hotel development is a 55 room – 3 story interior corridor limited service hotel.  It is built with all the typical hotel conveniences guests expect during their stay.  The tower is a 5 story tall structure visible for miles when arriving from both directions on I-10.  The tall integrated tower provides a larger building presence as well as reduces the need for additional high pole mounted signage along the freeway.

A tour of 2009 The New American Home

img00509-20090122-1818We visited the Builders Show in Las Vegas and were lucky to get to view The New American Home. Its an amazing showcase home that most of us would never live in, but the ideas and innovations in it are too be admired and someday will be commonplace in future homes

The 8700 square foot home spread across 4 floors with an elevator provides the home owners with many spaces to entertain and enjoy the open layout that flows in and out through the several wall to wall automatic doorways. Lavish as it is, the home aspires to be a zero energy home, producing as much energy as it uses. Some of the integral energy efficient features and design elements that make this zero-energy goal a reality include:

  • 12-1/2″ thick Insulated concrete forms (ICF) were used predominately for the basement and structural walls providing insulating R-values up to 50
  • Vertical and horizontal solar overhangs and window louvers enabled the home to achieve a Five Star-Plus HERS rating of 57
  • 10.64 kilowatt solar panel system – powered by 56 Sanyo bifacial photo-voltaic panels which provide upto 18.6 watts/sqft
  • Unvented attic sealed with open-cell spray foam insulation
  • Tankless natural gas water heaters
  • 40% of interior lighting utilizes LEDs or CFLs
  • Swimming pool heated by a roof mounted Solar thermal water heating system
